Heating and cooling in Lemay, MO is a mid-century problem. The Census Bureau's 2020-2024 American Community Survey counts 7,256 housing units here, with a median build year of 1955, and 83 percent of them went up before 1970. Kenan Corporation reaches Lemay in about 45 minutes from our base near Spanish Lake in normal traffic. These are mostly owner-occupied houses, and the equipment in them is on its second or third generation, so the useful question is what is worth keeping.
Before the drive to Lemay: what to have ready
Give the street, the age of the furnace or condenser if you know it, and what the system did. The nameplate on the furnace door shows its model and date, and a photo of it helps. A technician then diagnoses first, explains the cause in plain language and gives a clear, upfront quote before any work starts.
Lemay is among the farther stops on our map, so we say plainly on the phone what is realistic that day. We offer same-day service when the schedule allows, and are open 24 hours.

What Lemay houses call about
Seven repairs and replacements fit the housing here.

Furnace Maintenance
Seventy-nine percent of occupied Lemay homes heat with utility gas, and a fall check of the burners, flue and heat exchanger matters most on furnaces from the 1990s or earlier.

Furnace Replacement
Roughly 3,400 Lemay homes were built in the 1950s and 1960s, so a furnace there is often on its second or third unit and past the usual 15 to 20 year range.
Learn more →
Duct Repair and Replacement
Houses from this period often carry original ducts in a basement ceiling or crawl space, where seams open up and airflow to far bedrooms drops.
Learn more →
AC Repair
Many 1950s ranches were built without central air, so the AC coil was added later to ductwork that was never sized for cooling, and weak airflow gets blamed on refrigerant.
Learn more →
Refrigerant Leak Repair
A condenser installed before about 2010 may use R-22, which has not been produced in the United States since 2020, so a leak calls for a repair-or-replace decision.
Learn more →
Furnace Repair
Furnaces from the 1990s or earlier in Lemay's gas-heated ranches most often fail at the igniter, flame sensor or inducer motor, and the repair is worth pricing before replacement.
Learn more →
AC Installation
Only 3 percent of Lemay homes were built after 1990, so a ranch that still relies on window units needs a duct survey and load calculation before any central AC goes in.

Houses from 1940 to 1970 and the gear in them
The ACS shows 1,902 Lemay units from the 1950s and 1,465 from the 1960s, plus 910 from the 1940s and 1,777 from 1939 or earlier. Just 3 percent were built after 1990, so almost every system here was designed for an older, leakier house, and later owners added to it.
Heating is overwhelmingly gas, 79 percent of occupied homes, and about 78 percent of units are detached houses. Renters occupy only 23 percent of Lemay's occupied homes, so most repair and replacement decisions sit with the person living in the house. Cooling is the weaker side. Many ranches were built without central air, and a coil was later tied into ducts meant for heat alone. When that coil freezes or the far rooms stay warm, the cause is often airflow, not refrigerant.
Lemay is named for Francois Lemai, who ran a ferry across the Meramec River in the early 1800s, and Jefferson Barracks Park and the Mississippi bluffs sit close by. Leaves and pollen from the wooded park edges load filters and condensate drains, so a clogged drain pan is a common summer call. Our ductwork leak signs page shows what to look for, duct repair covers the fix, and the fall furnace checklist covers the first cold night.

Gas furnaces, flues and the smell of gas in Lemay
With 79 percent of occupied homes on Spire gas, a heating call here is also a combustion call. A technician looks at the burners, the flame, the flue and the heat exchanger on every furnace visit, and older units with a rusted flue or a cracked exchanger are where a repair stops making sense.
If you smell gas, leave the house first. Touch no switches, then call 911 or Spire's St. Louis line at 800-887-4173 from outside. The Mehlville Fire Protection District covers parts of Lemay, so give the dispatcher your street. After the utility clears the home, call us to look at the furnace and flue. Our gas smell guide has the steps.
Permits and landmarks near Jefferson Barracks
Lemay has no city hall, so St. Louis County's Department of Transportation and Public Works handles permits and mechanical licensing, and a permit is required to install, alter or replace a heating or AC system. Ask any contractor, including us, for the license number the county accepts, and make sure the quote says who pulls the permit.
South Broadway, Lemay Park and the Jefferson Barracks Historic District, which includes the Telephone Museum on Hancock Avenue, are the landmarks callers use. The Mehlville Fire Protection District covers parts of Lemay, and Ameren Missouri and Spire are the utilities. Our furnace replacement page covers when a new unit makes sense.

Learn more →Heating and Cooling in Lemay: common questions
Who permits HVAC work in Lemay?
St. Louis County does, because Lemay is an unincorporated community with no city building department of its own. St. Louis County's mechanical licensing runs through the Department of Transportation and Public Works at 41 S. Central Ave. in Clayton. A permit is needed to install or replace a furnace or AC, so ask the contractor who pulls it.
My 1960s Lemay ranch has hot and cold rooms. Is it the furnace?
Often it is the ducts, not the furnace. Original sheet-metal runs in a crawl space or basement ceiling can have open seams, crushed sections or closed dampers that starve the far bedrooms. A technician checks static pressure and the duct runs before suggesting a larger or newer furnace, which would not fix a leaking duct.
My central AC still uses R-22 refrigerant. What are my options?
R-22 production and import ended on January 1, 2020, so service depends on reclaimed or stockpiled supply, and recharging an old system gets harder to justify. A small leak on a sound system may be worth a repair, but a coil leak on an old unit often is not. We find the leak first and then lay out repair and replacement choices.
How far is Lemay from your base near Spanish Lake?
About 45 minutes in normal traffic, since Lemay is in the far southeast corner of the county and we are in the north. We are open 24 hours and offer same-day service when the schedule allows. Give the street and your nearest landmark, such as Broadway or Jefferson Barracks, when you call.
Is it better to repair or replace an original furnace in Lemay?
Repair when the heat exchanger is sound and the part is minor, and replace when it is cracked, rusted through or the repair bill approaches the cost of a new unit. With a median build year of 1955, many Lemay furnaces are already replacements. We diagnose first and give a clear, upfront quote.

The best in the business!!! So nice, great communication, quick and straight to the point. I can’t recommend Kenan enough!!!
Kenna did an amazing job! I had another company come out and told me I needed a new furnace because my heat was not coming on. Previous company said could be the motor/fan and that would cost $650, which I was ok with. They didn’t check any parts, but was ready to say I should just get a new heating and cooling unit. I knew my neighbor had service done by Kenyan and said he did a great job. He came out and found it was a capacitor that was causing the issue and fixed it. He is awesome and definitely if I need help again, he will be called and I will use his services!
