Florissant has 52,533 residents, the most of any city we cover in north county, and it is about 20 minutes from our base near Spanish Lake in normal traffic. ZIPs 63031, 63033 and 63034 cover it. The population climbed from 3,737 in 1950 to 38,166 in 1960, with about 18,000 houses built between 1947 and 1980. Thousands of similar houses are now reaching the same repair decisions in the same few years. Coverage runs across all three Florissant ZIPs, and we are open 24 hours.
What does a 1960s Florissant house ask of its furnace and AC?
Point2Homes puts Florissant's median year built at 1963, with 1960 to 1969 the largest decade at 38.5 percent of homes. That is a city of brick ranches and split-levels, usually with a basement furnace and an AC coil sitting on top of it. Census QuickFacts lists the median owner-occupied home at $148,800, and Angi's 2026 average for a full St. Louis system is $7,133, so a replacement is about 5 percent of a typical house's value. A furnace original to the house would be more than 50 years old, so most systems in houses this age are replacements, and many of those replacements are aging out too.

Tract houses were often planned around heating first. Cooling came later, and the return air path can be undersized for today's equipment. A rule of thumb helps here: if a new unit is sized from the old unit's nameplate instead of a load calculation, it inherits the old mistakes. We run a load calculation before sizing.

Furnace, AC and duct jobs in the subdivisions

Furnace Replacement
Houses from the 1947 to 1980 boom are on replacement furnaces now, and some of those replacements are reaching their own end of life, so the quote should cover venting and sizing too.

AC Replacement
A new system for a 1960s house should start with a load calculation, because additions and added insulation have changed the original numbers and the old condenser size no longer proves anything.
Learn more →
Duct Repair and Replacement
Tract houses with ducts under the slab or in a crawl space show uneven rooms and higher bills when joints separate, and sealing the run is cheaper than oversizing the equipment.
Learn more →
Furnace Maintenance
A fall cleaning and safety check on a basement furnace can catch a failing igniter or a cracked heat exchanger before the first cold week, which matters on units from the second round of replacements.
Learn more →
AC Repair
Condensers on 1960s ranches are commonly second or third units, and capacitor and contactor faults are the usual first suspects. Fixing a part is often cheaper than a swap.

Ductless Mini Split Installation
Brick and frame houses in the St. Ferdinand Central Historic District predate ducted air, so a ductless unit can cool a room without cutting into old plaster, trim or a finished ceiling.

Emergency Furnace Repair
Florissant requires a current rental license, and Census QuickFacts puts owner-occupancy at 67.1 percent, so a landlord with a tenant's dead furnace at night needs a call answered; we are open 24 hours.

Furnace Repair
With 1960 to 1969 the largest building decade here, second-round furnaces now bring igniter, inducer and control-board faults, and a diagnosis tells you whether the part or the whole unit is the problem.

The St. Ferdinand Central Historic District in Old Town Florissant is a different building stock from the tract neighborhoods around it, and the technician treats it that way. The Old St. Ferdinand Shrine complex there dates from 1819 to 1888, so the oldest buildings are well over a century older than the 1960s ranches a mile or two away. Call with the symptom and the age of the equipment. We diagnose before replacing parts, explain the problem in plain language, and give a clear, upfront quote before work begins.

Rentals, resales and the occupancy inspection
Census Reporter's ACS 2024 estimate counts 23,064 housing units in Florissant, and Census QuickFacts puts the owner-occupied rate at 67.1 percent, so roughly one household in three rents. The Public Works permit page requires a current rental license for rental properties and a residential occupancy inspection that expects working utilities. If a furnace will not start the week of an inspection, repair it first. The city says it verifies online applications within 48 hours, and mechanical permits go through the same portal.
Commercial buildings have their own step: the city requires an occupancy inspection and permit before a business occupies a building. For a light commercial tenant in a retail or office unit, that makes a working rooftop or split system a first-week item, not a punch-list item.
Public Works, the Eagan Center side of town, and permit timing
Florissant's permit page says the city requires permits for furnace and air conditioner installation, with construction permits filed through the Public Works portal. It also lists a form for contractor bonding and insurance under Engineering, so ask any contractor which city paperwork they have filed. The city's business license requires a valid state registration first.
Sunset Park covers 108 acres on the northwestern edge, the James J. Eagan Community Center sits off Parker Road, and I-270 runs along the southern boundary. Those landmarks help place an address on the map. Our furnace replacement and AC replacement pages explain how sizing and quotes work.

Learn more →Heating and Cooling in Florissant: common questions
Which parts of Florissant do you reach, and how long does it take?
All of it: ZIPs 63031, 63033 and 63034. The drive is about 20 minutes in normal traffic from our base near Spanish Lake. We are open 24 hours and offer same-day service when the schedule allows, so describe the problem when you call.
How long does a Florissant permit take for a new furnace or AC?
The city's permit page lists furnace and air conditioner installation among work that needs a permit and cites a 7 to 10 day wait between submission and issuance for construction permits. Ask Public Works at 314-839-7648 whether a like-for-like swap moves faster. The installing contractor applies, so confirm that in the written quote.
My Florissant house is from the 1960s. Should I fix or replace the AC?
Fix it when the fault is a part such as a capacitor or contactor and the unit is not leaking refrigerant. Contractor sources commonly put air conditioner life at 15 to 20 years with routine maintenance, so a unit past that age with a compressor or coil fault deserves a replacement quote alongside the repair price.
Do older homes near Old Town Florissant heat differently from the 1960s subdivisions?
Often, yes. Houses near the historic center can be decades older than the tract ranches, so heating may have been converted several times and ductwork may be improvised. The technician checks what is actually installed before recommending anything, because the approach for a 1965 ranch does not fit an older frame house.

The best in the business!!! So nice, great communication, quick and straight to the point. I can’t recommend Kenan enough!!!
Kenna did an amazing job! I had another company come out and told me I needed a new furnace because my heat was not coming on. Previous company said could be the motor/fan and that would cost $650, which I was ok with. They didn’t check any parts, but was ready to say I should just get a new heating and cooling unit. I knew my neighbor had service done by Kenyan and said he did a great job. He came out and found it was a capacitor that was causing the issue and fixed it. He is awesome and definitely if I need help again, he will be called and I will use his services!
