Spanish Lake is the neighborhood we work out of. Kenan Corporation sits on Broadhead Lane in ZIP 63138, about 5 minutes from most homes here in normal traffic, and we handle heating and cooling for both the single-family streets and the apartment communities along Bellefontaine Road. Few places in our service area are closer to the shop.

Bellefontaine Road housing and what it does to HVAC systems

Spanish Lake is an unincorporated community in north St. Louis County, so the housing grew in stages rather than under one city plan. Older single-family ranches sit beside larger apartment complexes, and each one fails in its own way. Ranch homes tend to have a basement gas furnace with an AC coil on top, while many apartment units use electric heat or heat pumps and a condenser out back.

That split changes the service call. In a ranch home, we start with the furnace and the flue. In an apartment, we start with the air handler closet and the condenser pad, where access and shared drain lines matter more.

Between two rivers: Spanish Pond, Fort Bellefontaine and 7.49 square miles

Spanish Lake covers 7.49 square miles in the northeast corner of St. Louis County, with the Missouri River to the north, the Mississippi to the east, Route 367 on the west and I-270 on the south. The name goes back to Spanish troops who stayed here in 1768, and Fort Bellefontaine followed in 1806. Tract houses arrived in the 1950s and dense apartment complexes in the 1970s, so much of the original equipment is either past the 15-to-20-year life contractor sources cite or already replaced. When you call, tell us the building age and whether the system is original.

River-bottom summers near Columbia Bottom

The Missouri and Mississippi rivers meet just north of here at Columbia Bottom Conservation Area, and the land around Spanish Lake stays green and damp through summer. Cottonwoods shed heavy fluff in late spring. That fluff packs into condenser coils and raises the pressure the compressor works against, right before the first 90-degree week.

Rinse the coil gently before June, and keep two feet clear around the unit. Humid evenings also load the condensate drain, so a clogged line tends to show up here as water around the indoor unit in July.

Services Spanish Lake homes need most

These are the calls that fit the area's housing and weather.

Half the homes rent: who to call first

Census Reporter's ACS 2024 estimate counts 8,939 housing units in Spanish Lake. Census QuickFacts puts the owner-occupied rate at 49.0 percent for 2019 to 2023, so about half of occupied homes are rented. For tenants, the landlord or manager is the first call. For owners of rented houses and small multi-unit properties, a tune-up before each season costs less than an after-hours repair.

How a visit works from our Broadhead Lane base

Call and describe what the system is doing. We are open 24 hours, and we offer same-day service when the schedule allows. The technician diagnoses the problem first, explains it in plain language, and gives you a clear, upfront quote before any work starts.

We would rather repair your system than pressure you into a new one. That has been the company's position since 2010, and it matters on older equipment in this neighborhood, where a repair is often the sensible choice.

Local notes for 63138 homeowners

Spanish Lake has no city hall, so St. Louis County's Department of Transportation and Public Works governs mechanical permits and contractor licensing here. A permit is required to install, alter, repair or replace heating and cooling systems. Ask any contractor for the county license number before work begins, and make sure the quote says who pulls the permit.

Ameren Missouri supplies electricity across the area and Spire supplies natural gas. Spanish Lake Park and the I-270 and Bellefontaine interchange are the landmarks we give people when they ask where we are. You can get directions to our Broadhead Lane base, and our furnace repair and AC repair pages explain each service in more depth.

Kenna did an amazing job! I had another company come out and told me I needed a new furnace because my heat was not coming on. Previous company said could be the motor/fan and that would cost $650, which I was ok with. They didn’t check any parts, but was ready to say I should just get a new heating and cooling unit. I knew my neighbor had service done by Kenyan and said he did a great job. He came out and found it was a capacitor that was causing the issue and fixed it. He is awesome and definitely if I need help again, he will be called and I will use his services!
