Heating and Cooling in Bridgeton, MO

Heating and cooling in Bridgeton starts with a 1960s housing boom, nearly 8,000 single-family homes, and continues into the apartments and businesses near the airport. Kenan Corporation reaches ZIP 63044 in about 30 minutes from our base near Spanish Lake in normal traffic.

Bridgeton is about 30 minutes from our base near Spanish Lake in normal traffic, at the point where I-70 and I-270 cross. The 1960s were the peak of residential building, with nearly 8,000 single-family homes, and that residential construction nearly stopped in the 1990s as commercial development took over. Parts of St. Louis Lambert International Airport lie inside the city limits, so houses, apartments and working buildings sit close together. We cover every address in 63044, we are open 24 hours, and same-day visits are offered when the schedule allows.

The 1960s house boom and the apartments that followed

A house built in the 1960s peak is now about 60 years old. Its first furnace is long gone, and the second or third one is where most repair questions begin. Apartment building continued steadily through the 1970s and 1980s, which is why Bridgeton has a real mix of gas furnaces in single-family homes and electric heat or heat pumps in multi-family buildings.

Utility-room furnaces in 1960s ranches feed ducts that run overhead or through a crawl space.

The airport's W-1W runway project, which the city opposed beginning in 1995, led to about 2,000 homes being removed, most notably in the Carrollton subdivision. What remains is a patchwork of neighborhoods with different ages of equipment, so the first question on any call here is how old the system is.

Fewer people, the same 1960s houses

The census counted 19,992 people in Bridgeton in 1970 and 11,445 in 2020, with 5,088 housing units in 2020. Census QuickFacts puts the owner-occupied rate at 63.3 percent for 2019 to 2023, so a good share of Bridgeton's houses are rented and an owner may be deciding on a repair for a tenant. Angi's 2026 average of $7,133 for a full St. Louis system is a market figure, not our quote, which is why an honest repair-versus-replace comparison matters more than urgency.

Low ground near the Missouri River

The Missouri River forms the northwestern boundary, and levees protect the floodplain along it. Houses on that low ground often have damp basements and crawl spaces, so the condensate drain, the duct insulation and combustion air supply deserve a look during any visit. Humid August nights are when a plugged drain line shows itself as water at the indoor unit.

Furnace Repair

Houses from the 1960s peak are on second or third furnaces, and igniter, flame sensor and blower faults lead the list, so the diagnosis comes before any talk of a new unit.

AC Repair

A condenser from the 1990s or earlier that short cycles often needs a capacitor or contactor before anyone mentions replacement, and the repair is usually the cheaper first step.

Heat Pump Repair

Apartment buildings added through the 1970s and 1980s often rely on heat pumps or electric air handlers, so a no-heat call there starts with the air handler and the outdoor unit.

Commercial HVAC Repair

Offices and small businesses near the I-70 and I-270 interchange need a technician who diagnoses before quoting, because a down unit costs a tenant working hours and sales.

Duct Repair and Replacement

Damp low ground near the river can corrode and loosen ducts that run through basements and crawl spaces, and leaks there pull damp air into the system.

Rooftop Unit Service

Bridgeton requires a commercial occupancy permit whenever a business changes ownership or moves in, so a tenant taking over a rooftop-cooled space should have the unit checked before the inspector arrives.

Commercial HVAC Maintenance

Light commercial buildings between Natural Bridge Road and the airport corridor turn over tenants often, and a filter, belt and coil check at each handover keeps a hidden fault from becoming the new tenant's first call.

Furnace Maintenance

Bridgeton's population peaked at 19,992 in 1970, so many of the 1960s houses still standing are on aging furnaces where a fall burner, flue and heat exchanger check pays for itself.

A call from the Natural Bridge or St. Charles Rock Road side

Say what the system is doing and how old it is. We offer same-day service when the schedule allows, and the technician diagnoses first, then explains the fault and the options before any work begins. Commercial customers should name the equipment type, since a rooftop unit and a split system call for different tools.

Commercial occupancy permits on Natural Bridge Road

The City of Bridgeton requires a commercial occupancy permit for a change of ownership, a new business, additional space or a new location. The city's page lists fees of $50 for re-occupancy and $80 for temporary occupancy, a new structure or occupancy with a building permit, due at application. A zoning review comes first, then the inspector schedules the visit, and the permit is not released until corrections are made. The page does not say whether the inspector checks heating and cooling, so ask Public Works at 314-739-7500 before the visit.

Permits for Bridgeton run through the county

Bridgeton's city page says St. Louis County Public Works reviews, approves and issues all mechanical, electrical and plumbing permits for the city. St. Louis County says a mechanical permit is needed to install, alter, repair or replace a system, and that the work must be done by a contractor licensed for mechanical work. The installing contractor should handle the permit, and the written quote should say so.

Natural Bridge Road and St. Charles Rock Road are the historic routes through town, and the DePaul hospital campus and GoJet's headquarters are the big anchors. Our AC repair and commercial HVAC repair pages describe how a visit for either one proceeds.

Heating and Cooling in Bridgeton: common questions

Does a furnace or AC replacement in Bridgeton get permitted by the city or the county?

By St. Louis County. Bridgeton's own page says county Public Works reviews, approves and issues all mechanical, electrical and plumbing permits for the city, while the city handles items such as fences and additions. Ask the installing contractor to include the permit in the written quote, and call the city at 314-739-7500 if you want to confirm.

Do you work on 1970s apartment buildings in Bridgeton?

Yes, on individual units and light commercial systems. Multi-family building continued at a steady pace through the 1970s and 1980s, and those buildings often use heat pumps or electric air handlers. Property managers should call with the building address and equipment type so the visit starts with the right information.

Kenna did an amazing job! I had another company come out and told me I needed a new furnace because my heat was not coming on. Previous company said could be the motor/fan and that would cost $650, which I was ok with. They didn’t check any parts, but was ready to say I should just get a new heating and cooling unit. I knew my neighbor had service done by Kenyan and said he did a great job. He came out and found it was a capacitor that was causing the issue and fixed it. He is awesome and definitely if I need help again, he will be called and I will use his services!
