Chesterfield is about 50 minutes from our base near Spanish Lake in normal traffic, and its housing is newer than most of the county we cover. Point2Homes puts the median year built near 1982, and an ACS-based tally for the ZIP code shows the 1980s and 1990s together at about 42 percent of units. Systems installed with those houses are now 25 to 40 years old, which puts the repair-or-replace question on the table for many owners. Coverage includes both Chesterfield ZIPs, and we are open 24 hours.
Why 1990s systems in Chesterfield subdivisions force a decision
Contractor sources commonly cite 15 to 20 years for furnaces and air conditioners with routine maintenance. A first-generation system from 1985 is long past that, and a replacement from the late 1990s is nearing it. The question is rarely whether the system is old. It is whether the next repair is a small part or the start of a cascade.

Replacing a 1990s split system today is a different job from the original install. Systems manufactured since January 1, 2025 must use refrigerant under 700 GWP, usually R-454B or R-32, and the Department of Energy sets a 13.4 SEER2 minimum for split air conditioners in the North region, which includes Missouri. Many houses here run two condensers, so ask for both systems to be priced together and separately.
We lean toward repair when the equipment is otherwise sound. A capacitor or contactor is a modest fix on a unit with years left. A leaking evaporator coil on an R-22 system is a different decision, and the quote should lay both paths out side by side.
Two floors, one attic and the warm-upstairs call
Many Chesterfield homes are two stories, often with the second-floor air handler in the attic. Summer heat in that space works against the system every afternoon, and duct runs can lose a lot of cooling before they reach a bedroom. Separate thermostats and zoning for each floor make the diagnosis more involved, since a bad thermostat wire can look just like a failed condenser.

Services for Chesterfield's houses and Valley buildings

AC Replacement
Central air installed in the 1990s is now near or past the 15 to 20 years contractors commonly cite, so the repair-or-replace question is live.

Refrigerant Leak Repair
Many systems from the 1990s were built for R-22, whose supply is now reclaimed or stockpiled, so finding a leak matters before topping off.

AC Repair
Two-condenser houses split cooling by floor, so a Chesterfield repair call starts by learning which system serves the warm rooms, then checks the capacitor, contactor and airflow on that system before quoting anything larger.

Furnace Replacement
First-generation furnaces in 1980s Chesterfield subdivisions have run roughly forty winters, which is the age where a cracked heat exchanger can turn a repair into a replacement, so the exchanger gets inspected first.

Furnace Maintenance
A furnace from the 1980s or 1990s benefits from a fall inspection of the burners, flue and heat exchanger, so a failed part is found in October rather than during the first cold night of the winter.

Thermostat Installation
Two-story houses often run separate floors on separate thermostats, and miswired or mismatched controls mimic equipment failure, so the wiring and settings get checked before any equipment is blamed.

Rooftop Unit Service
Retail and light-industrial buildings across the flat floodplain of Chesterfield Valley depend on packaged rooftop units that sit in full sun, and they need seasonal service on coils, belts, filters and drains.

Give the cross streets, the equipment age and which floor has the trouble. The technician diagnoses before replacing parts, explains the problem in plain language and gives a clear, upfront quote before work begins. Call early in the day when you can, since this is one of the longer drives in our county work.

Planning Department permits and the Valley's flat, low ground
Chesterfield Valley is the Missouri River floodplain once called Gumbo Flats, and it holds the retail and light-industrial buildings along Olive Boulevard and I-64, which locals call Highway 40. The subdivisions on higher ground above it hold most of the houses. The city's Planning Department handles building permits, and its code lets an applicant file a separate mechanical permit. We did not find a published HVAC-specific rule, so confirm with the city, and ask any contractor, including us, for the license number that applies.
The Valley's history shapes what is there now. The levee holding back the Missouri River failed on July 30, 1993, the first failure since 1935, and higher levees built afterward opened the ground to the retail and warehouse roofs you see today. Caulks Creek and Bonhomme Creek cross that flat land, and its old Gumbo Flats name came from silty soil that turns sticky when wet. On soft ground like that, check that a condenser pad has stayed level, because a tilted pad strains the line set.
Chesterfield Mall, Faust Park with the Butterfly House, Spirit of St. Louis Airport and the amphitheater are the usual anchors. Our AC replacement and refrigerant leak repair pages explain the two decisions that matter most for 1990s systems.

Learn more →Heating and Cooling in Chesterfield: common questions
Do older Chesterfield AC systems still run on R-22 refrigerant?
Many central AC systems installed in the 1990s were built for R-22. Production and import of R-22 ended January 1, 2020, so service now relies on reclaimed or stockpiled supply. If your unit loses refrigerant, finding the leak is the first step, and the quote should compare the repair against replacement before anyone tops off the system.
Does a furnace or AC swap in Chesterfield need a permit?
Plan on it. Chesterfield's code lets applicants file a separate mechanical permit application, and the Planning Department's building permit page is the starting point. We did not find a published HVAC-specific rule, so call the city before work starts, and make sure the written quote says who applies for the permit.
Why does my upstairs stay warm when the downstairs is comfortable?
Two-story houses with one system push cool air toward the lower floor first, and attic ducts gain heat all afternoon. A second system, a damper fix, duct sealing or a thermostat change can help, but it takes a look at the framing. The technician diagnoses first and gives options before any work starts.

The best in the business!!! So nice, great communication, quick and straight to the point. I can’t recommend Kenan enough!!!
Kenna did an amazing job! I had another company come out and told me I needed a new furnace because my heat was not coming on. Previous company said could be the motor/fan and that would cost $650, which I was ok with. They didn’t check any parts, but was ready to say I should just get a new heating and cooling unit. I knew my neighbor had service done by Kenyan and said he did a great job. He came out and found it was a capacitor that was causing the issue and fixed it. He is awesome and definitely if I need help again, he will be called and I will use his services!
