Ballwin is about 55 minutes from our base near Spanish Lake in normal traffic, and it is a city where the paperwork matters as much as the equipment. The 2020 census counted 31,103 residents and 12,625 housing units, while Point2Homes puts the median year built at 1976. Those are 1970s subdivisions, now about fifty years on, and every one of them sits inside a city that licenses its own contractors. We cover both Ballwin ZIPs and are open 24 hours, with same-day service when the schedule allows.
Ballwin wants two licenses, and your quote should show both
The City of Ballwin says every contractor working in the city needs a Ballwin Contractor's License, plus proof of workers' compensation insurance or an exemption affidavit. For mechanical work, each contractor must also hold an active St. Louis County license in that field. The city's mechanical permit form adds that all mechanical work must be done by an ICC or St. Louis County licensed contractor.

Since November 1, 2025, contractor and permit applications go through the MyGov Permit Portal. Ask any contractor, including us, for the city and county license numbers before you sign. The installing contractor handles the permit, and your written quote should say which license it falls under.
The portal handles only one mechanical permit type, Single Family Residence Mechanical, and the city says commercial permits are not available online. Inspections are booked by phone through City Hall on weekdays from 8 a.m. to 5 p.m. The city also notes that special licensing restrictions apply to pulling mechanical permits, so call 636-227-9000 before assuming a homeowner can file one alone.
Split-levels, ranches and what fifty years does to a system
Census-based ZIP counts on ZIPCodes-US put the 1960s and 1970s at more than half of units, so Ballwin is mostly split-levels and ranches with compact utility spaces. Furnaces tucked between floors leave a technician little room, and the ducts they feed run through crawl spaces and slabs. Original equipment is gone by now. Whatever is installed today is probably a replacement from the 1990s or 2000s, and it is the one to ask about.

Duct leakage is a quiet cost in these houses. A separated joint in a crawl space sends heat or cooling into the dirt, and the room at the end of the run stays uncomfortable.

Why the upper level bakes and the lower level stays cool
A split-level feeds three or four half-floors from one furnace and one coil, and warm air climbs the stairwell. The National Weather Service counted 1,904 cooling degree days in St. Louis in 2025 against a normal of 1,713, which is a lot of extra afternoons for that upper bedroom wing. The fix is often a return duct on the upper level or a balanced damper, not a larger condenser, and a load calculation shows which.
Services for Ballwin's older subdivisions

Furnace Repair
Furnaces in 1970s Ballwin ranches and split-levels are often second or third units, and igniters, flame sensors and blower motors tire first, so repair visits begin with those parts before anyone mentions replacement.

Furnace Replacement
A replacement furnace in Ballwin needs a permit, and the city asks for both its own contractor license and an active St. Louis County license, so the written quote should name who pulls it.
Learn more →
AC Replacement
Central air added to a 1970s house often runs on ducts sized for the furnace alone, so the new system's capacity and airflow matter as much as its efficiency rating.

AC Repair
In a Ballwin split-level, the upper bedrooms bake while the lower level stays cool, and the cause is often return airflow or a dirty coil rather than a failed compressor, so the visit measures both.

Duct Repair and Replacement
Ducts in crawl spaces and under slabs of 1970s houses can separate at joints and lose heat before it reaches the room, so sealing the runs is often cheaper than upsizing the equipment.

Furnace Maintenance
A fall check on a furnace that has served a 1970s subdivision house for decades catches flue and heat-exchanger problems before the first cold week, when every company in the county is busy.

AC Maintenance
A spring check of the coil, drain line and capacitor costs far less than a July breakdown on an aging condenser, and it shows whether the system has another good summer in it.

What licenses does an HVAC contractor need to work in Ballwin?
Two. The city says every contractor working in Ballwin needs a Ballwin Contractor's License, and for mechanical work an active St. Louis County license in that field. It also asks for proof of workers' compensation insurance or an exemption affidavit. Ask any contractor, including us, for both license numbers before you sign.
How are Ballwin permits and inspections requested?
Since November 1, 2025, contractor and permit applications go through the city's MyGov Permit Portal, and inspections are scheduled at 636-227-2129, weekdays 8 a.m. to 5 p.m. The permit holder normally requests the inspection, so ask the installing contractor when the visit is booked and make sure that step is in the written quote.
Can a 1970s Ballwin house keep its ductwork with a new system?
Sometimes. Ducts that are sealed, properly sized and reachable can be reused. Ducts that leak in a crawl space or were sized only for the old furnace should be repaired first. A load calculation and a look at the duct runs decide it, and the technician explains what was found before quoting a replacement.
How long does it take to get to Ballwin?
About 55 minutes in normal traffic, which makes Ballwin one of the longer drives in our county work. We are open 24 hours and offer same-day service when the schedule allows. Call early in the day with your street and the problem so we can say how the schedule looks.

The best in the business!!! So nice, great communication, quick and straight to the point. I can’t recommend Kenan enough!!!
Kenna did an amazing job! I had another company come out and told me I needed a new furnace because my heat was not coming on. Previous company said could be the motor/fan and that would cost $650, which I was ok with. They didn’t check any parts, but was ready to say I should just get a new heating and cooling unit. I knew my neighbor had service done by Kenyan and said he did a great job. He came out and found it was a capacitor that was causing the issue and fixed it. He is awesome and definitely if I need help again, he will be called and I will use his services!
