Heating and Cooling in Kirkwood, MO

Heating and cooling in Kirkwood is shaped by age and by utilities: a planned suburb platted in 1852, houses with little room for new equipment, and a city-owned electric utility serving about two-thirds of residents. Kenan Corporation reaches ZIP 63122 in about 50 minutes from our base near Spanish Lake in normal traffic.

Kirkwood is about 50 minutes from our base near Spanish Lake in normal traffic, and many of its houses were built before anyone planned for cooling ducts. It is widely described as the first planned suburb west of the Mississippi River, platted in 1852 and reached by the railroad in 1853. The 2020 census counted 29,461 residents and 13,106 housing units, and a great many of them are older homes where the question is where the equipment can go. Coverage includes every Kirkwood address, and we are open 24 hours.

Where does the equipment go in a plaster-and-lath house?

Houses built before air conditioning have narrow wall cavities, finished plaster and little attic or basement space. Each new duct run has to find a chase, and some rooms have none. That is why a ductless head on an upstairs bedroom wall is a common answer, and why a good technician looks at the framing before anyone talks about tonnage.

Narrow chases in plaster-and-lath houses limit how ducts can be added.

The same limits apply outdoors. A condenser needs clearance for airflow, a path for the line set and a spot that does not damage a stone foundation or a porch. In a historic house, placement is part of the quote.

Placement of the condenser matters as much as its size in a historic house.

Ductless Mini Split Installation

Older Kirkwood houses with plaster walls and no spare chase space often cool upstairs rooms better with a ductless head on the wall than with new ducts cut through finished ceilings.

Houses near the Kirkwood Historic District that never had central air need a plan for the air handler, line set and condenser before any price is quoted, because each placement touches plaster or masonry.

Boiler Service

Pre-war houses near the Kirkwood Historic District may still heat with hot-water or steam boilers, and the annual check covers the burner, the pressure controls and leaks at the radiator valves.

Furnace Repair

Gas furnaces in older Kirkwood basements fail on ignition and blower parts, and tight utility spaces around brick foundations and low ceilings make each fix slower than it looks from the top of the stairs.

Furnace Replacement

Swapping an old furnace for a high-efficiency model can leave a shared masonry chimney oversized for the water heater, so a replacement in an older Kirkwood house includes a venting review.

Heat Pump Installation

Electric-rate changes in the city-run utility make operating cost a real part of the heat pump versus furnace decision, so the quote should price all-electric and dual-fuel options for the same house.

AC Replacement

A replacement in a historic house starts with where the condenser and line set can go without damaging brick, stone or a porch, and whether the street side of the property is subject to review.

Kirkwood Electric, Ameren and the heat pump math

The city runs its own electric utility, which St. Louis Public Radio reports serves about two-thirds of Kirkwood. It raised rates 14.8 percent on Nov. 1, 2025, its first increase in nearly a decade. Ameren Missouri is the other electric provider in the area, and Ameren's 2026 rebate chart is for its own customers, so a heat pump quote should name the utility that serves the address before anyone mentions incentives.

The same report says Kirkwood customers will now pay more than Ameren Missouri customers for the first time in years, and that the city buys about 60 percent of its power from an Illinois coal plant and 40 percent through the MISO grid. Spire supplies the natural gas either way. For a house on city electric, ask for the heat pump priced two ways: all-electric, and dual-fuel with the existing gas furnace as backup.

From Kirkwood Station to your front door

Call with the age of the house, the symptom and any past work on the system, and say whether the address sits in the local historic district. We diagnose before replacing parts, explain the findings in plain terms and give a clear, upfront quote. Same-day service is possible when the schedule allows, and we are open 24 hours.

Landmarks review: when a historic address adds a step

Section 589.2 of the Kirkwood city code has the Landmarks Commission review exterior alterations to landmarks and new construction in local historic districts. Owners of those properties generally need a Certificate of Appropriateness before a building permit can issue, and most exterior changes also go to the Architectural Review Board. We did not find a rule that names condensers, so ask the Building Division whether visible equipment on your property needs review before you sign a quote.

Kirkwood's Building Division and its license rule

The city says all contractors must be licensed with the City of Kirkwood, and licensed contractors can apply online for residential furnace and AC replacement permits. The installing contractor applies, and your written quote should say who. Kirkwood Station, the Amtrak depot built in 1893, Kirkwood Park, a 92-acre green space, and the Magic House are the landmarks that help place an address, and Kirkwood Road runs through the middle of town. Our ductless mini split and boiler service pages cover the jobs old houses call for most.

Heating and Cooling in Kirkwood: common questions

Does Kirkwood's electric utility change a heat pump or electric heat decision?

It can. Kirkwood's own utility serves about two-thirds of the city, and it raised rates 14.8 percent on Nov. 1, 2025, according to St. Louis Public Radio. Ameren's rebate chart is for Ameren customers, so check which utility serves your address before counting on a rebate. We do not claim participation in Ameren's program.

What does Kirkwood require of a contractor who replaces a furnace?

The city says all contractors must be licensed with the City of Kirkwood, and licensed contractors can apply online for residential furnace and AC replacement permits using an active Kirkwood license. Ask any contractor, including us, for the Kirkwood license number, and call the Inspections and Permits office at (314) 822-5823 to confirm.

Can a historic Kirkwood house get central air without cutting into plaster?

Often, with planning. Small-diameter ducts, an attic or basement air handler and ductless units can all avoid opening finished walls, depending on the framing. The first visit is a look at where lines can run, and then you receive options with a clear, upfront quote before work starts.

What is the drive from Spanish Lake to Kirkwood?

About 50 minutes in normal traffic to ZIP 63122. We are open 24 hours and offer same-day service when the schedule allows, but we do not set an arrival time. Mention that the house is historic when you call, since it changes the questions we ask about space and access.

Kenna did an amazing job! I had another company come out and told me I needed a new furnace because my heat was not coming on. Previous company said could be the motor/fan and that would cost $650, which I was ok with. They didn’t check any parts, but was ready to say I should just get a new heating and cooling unit. I knew my neighbor had service done by Kenyan and said he did a great job. He came out and found it was a capacitor that was causing the issue and fixed it. He is awesome and definitely if I need help again, he will be called and I will use his services!
